Started with this Abbot Kinney (Venice, CA) listing at the very end of December 2024, where it was making just over $74K a year. My main focus was on longer stays, increasing additional booking days, and overall achieving a higher rate.

As 2025 comes to a close, I’ve nearly doubled the listing’s profit, increasing it by over 87% to over $127,000 while maintaining a high Airbnb rating.

In December 2023, this Joshua Tree / Yucca Valley (CA) listing wrapped up the year at just $17.5K. With travel opening back up after COVID, combined with the increasing number of new properties and Airbnb competition in the area, local demand dipped significantly. 

The next year, I turned things around and tripled their earnings to over $54K. That momentum stayed strong through 2026 as well.

FAQs

Will my listing be under your profile?
Absolutely not! Unless this is something you want me to do, I do not take over your listing account. You will always have control and access to your account while I manage it. The same goes for all payments received by AirBnb; they go directly to you and you have full control over them. 
Do you help with a new listing creation or optimization?
Yes. With both.
Can I talk to any of your current clients for reference?
Absolutely. References will be provided over the phone.
How do you handle guest communication?
Fast. Guests can reach out to me via DM, SMS, or call. I respond to guests rapidly and maintain clear communication throughout the process. Same with you. For emergencies, guests or Airbnb can contact me 24/7.
Are you going to actually care for my home, or treat it like inventory?
True Story - When my child was at NICU I asked the doctor "If it was your son, would you release him today?". The doctor replied "he IS my son.".
 
Besides adding me to your title, your home is cared for like it is mine.
Will you actually be available, or will I get an answering service?
Yes. Feel free to try. It's why a boutique service wins this one.
We looove our cleaning crew. Can you work with them?
Yes. As long as they (or any other service providers you use) continue to do a good job. Should this change, we might have to find a reliable substitute.

We've seen other co-hosts with far more reviews than you. How come?
Easy answer: I do not do listing takeovers!
 
Most (small and big) hosting companies move your Airbnb listing under their own Airbnb host profile. By doing so, they gain control of your listing (and you, if we want to be real) while building their own review history instead of yours. Meaning, if you're ever unhappy with their services and decide to leave, you will have to start over from scratch, without any reviews, rankings, or even future bookings.
 
It's not a practice I follow or believe in.
Do you have markups on services?
No! There are no markups on the cleaning team, pool service, gardner, handyman, etc. For full transparency, you can pay for these services directly.
How do I start?
First, Let's connect. It would be helpful to learn more about your listing's challenges and needs to better improve its performance, and get you the peace of mind you deserve.
Do you manage the listin's pricing?
Oh, yes. Daily, and sometimes more than once a day. Pricing is highly dynamic and can change based on the season, holidays, local events, and even weekends. Staying on top of it at all times is an important part of a success Airbnb listing.
Do you work with first-time hosts?
Yes. To get started, I'll need photos of your property (which I can help with), information about your home, and, in certain areas, your short-term rental (STR) license number (required in certain cities). From there, I'll build and optimize your Airbnb listing, coordinate a cleaning crew, and prepare everything for launch.
Do you host only in certain cities?
No. I host nationwide, including Venice, Los Angeles, Yucca Valley, Pioneertown, Joshua Tree, San Diego, Lansing, Michigan, and more.
Will my payouts go directly to me?
Yes. Only to you.
Do you own Airbnb properties yourself?
Yes. My first property, Serenity Escape in Yucca Valley, is on Airbnb for over a decade now. Everything I recommend and do for my clients comes from first managing my own homes before implementing those systems for clients. Being a property owner myself is a game changer when it comes to understanding hosting, and you (the homeowner), rather than just managing your property for you.
Can I leave at any time?
Yes. I don't believe in locking homeowners into long-term agreements. Since I don't do listing takeovers, your Airbnb listing, reviews, ranking, and future bookings remain yours, not mine.
 
That said, I do ask for at least 6–12 months to fully optimize your listing and help it reach its highest potential.
